N 年前我买公司，向银行借了一百万 ballon commercial loan at variable rate, 10 年期。银行查了我祖宗三代四个月，让我签了120页的借款合同，叫无条件个人担保书，Unconditional Personal Guarantee. 就是说，如果每月连本带息还不出，我公司的现金，库存，成品，我个人的存款，股票，房产都是抵押品。（外加内衣裤）呵呵。 总而言之，字一签，我人就是银行的人了  卖身契啊。接下去还有，这百万刀由美国政府担保75万，万一我所有的身价只能抵25万，山姆大叔进场。同学们，这可能吗？ 所以银行的风险趋于零！
看看底下的银行算盘，
APR 8.239%. Financial charge for 10 years US$459,848.34
Amount financed US$972,723.00;
Total payment will be US$1,432,571.34.
为啥借款低于一百万涅？
因为，the charges are as follows:
Guaranty fee, $26,250.00
Packaging fee, $1,000.00
Flood Letters, $27.00
Recording fee, $78.00
Record UCC's $20.00
Total bank charge, $27,375.00
How can a bank lose money if it treats others just like it did to me?? 
Oh well, I paid all the bank loan back less than three years. Kiss my ass. 嘻嘻
Since then, every year the bank calls me offering loans and credit lines, even yesterday.
Thanks no thanks. I will not bite the bait again.
