What you said really confirmed my doubt. I had hoped something close to 50% equity in the beginning so needless to say, I was disappointed. However, I didn't want to dismiss it just because it looked like an outrages "rip-off" to me. I know very little about investment (other than some non-residential income property investment in US) so want to make sure I didn't overlook anything.
Another thought was that this was just their initial proposal. Anyone is allowed to have dreams. Whether we want to sacrifice our own interests to make their dreams come true is our choice. So I can always go back and present my dream (hopefully a more fair and close to reality one) to the other partners and go from there. To try to be fair to each party is why I am soliciting expert opinions from this board instead of just basing it on my own intuition.
Even if I don't go through with this deal in the end, I have learned quite a bit thanks to the knowledgeable and generous people on this board.
