Totally agree.
In my opinion, JOB ( I define it as work for others) mostly can not make you rich. Doing business is COLLECTING money, correct investment is KEEPING your moeny. one of the effective ways of investment is owning real estate.

1) Timing is important.
Real estate cylce is long 10-20 years, if down period, it can be easily down 1/3 or more. You do not want to buy something which you can buy it at 70% price in near future. ALthough long term run, it is up trend.

I am not saying chinese RE market, because I do not understand it, but personally I think it will be down for sure in years after 2008.

For the past 7-10 years, US market was peaking up, so aggresively buy is the strategy, but NOT ALWAYS.

2) Cash flow is important for investment, especially large investment (multiple properties). Many people in states go/will go to bankrupt or got burned because of mortgage payment if they bought too many properties in thes two years.

3) If anybody realizes it is good market, it is hot and will be over soon, like US RE market two years ago. But I do think more opportunities in US market than in China when it is stabilized at low and every body is sad. But keep in mind that it will take long time to recover also.

4) locally, location is always the most important thing. I prefer good location, high-valued one, which has more potential.
